A repair estimate from a company that mostly sells replacements is a sales pitch. Ours isn't: repairs are a real part of our business, and recommending one when it's right is how we end up doing the replacement years later, and the neighbors' roofs in between.

What usually fails
Water shows up somewhere other than where it got in.
A stain on a bedroom ceiling is almost never directly under the hole. Water enters at a failure point, travels along the underside of the deck or down a rafter until it finds somewhere to drop, and only then becomes visible. Chasing the stain instead of the entry point is the single most common reason a repair does not hold.
The failure itself is usually not the shingle field. It is the transitions: where the roof meets a wall, where it steps around a chimney, where two planes meet in a valley, or where a pipe comes through. Those are the places that move, and movement is what opens a gap.
- Flashing
Wall, chimney, step and valley flashing. The most common real source of a leak on an otherwise healthy roof.
- Penetrations
Pipe boots crack and perish with sun exposure long before the shingles around them wear out.
- Wind damage
Lifted or creased shingles that look fine from the ground and no longer seal down.
What it costs
Repairs vary too much to price sight unseen.
We do not quote repairs over the phone, because until someone has been on the roof nobody knows whether this is a pipe boot or a section of failed flashing with wet decking underneath. A phone number given for a repair is a guess, and repair guesses are wrong more often than replacement guesses.
The inspection is free and it settles the question. If the honest answer is that the roof is past repair, we tell you that too, because spending money on patches for a finished roof helps nobody.

- Whether water got in
Wet or rotted decking underneath turns a surface repair into a structural one. We check before quoting.
- Access and height
Steep pitches and upper stories need more fall protection and more time.
- Matching
On older roofs, finding shingles that match reasonably can be its own problem, and sometimes changes the recommendation.
What to expect
How we find and fix a leak.
Free inspection
We locate the actual entry point rather than the stain, check the surrounding flashing and decking, and photograph what we find. If the roof is past repairing we will say so during this visit.
Written estimate
You get a written estimate with the options laid out and no vague line items. We explain the tradeoffs and give you our honest recommendation, including when the cheaper option is the right one.
Scheduled work
We schedule around you and show up when we said we would. Crews protect landscaping and vehicles, and magnet-sweep for nails at the end of every working day, not just the last one.
Final walk and paperwork
We walk the finished job with you, answer anything still open, and hand over the warranty documentation. Manufacturer coverage gets registered at closeout, because it is not real until it is registered.
Warranty
Two promises, and they are not the same promise.
A roof carries two separate warranties and they cover different things. The manufacturer warrants the material against defects. Hardesty warrants the installation. A factory shingle warranty does not cover the crew that put it on, and installation is where most roofs actually fail.
So we keep the two separate and tell you both terms before you sign, rather than folding them into one number that sounds bigger than it is.

Material coverage is set by the manufacturer and differs by product. Lifetime limited terms are available on qualifying architectural shingle systems from GAF, CertainTeed, Owens Corning and Tamko when the full system goes on.

Common questions
Roof repair questions.
Can my roof be repaired, or does it need replacing?
It depends on the age of the roof and whether the problem is localised. A single failure on a roof with life left is a repair. Leaks appearing in several different places, widespread granule loss, or curling across whole slopes usually means the roof is finished. We will tell you which, including when the cheaper answer is the correct one.
My ceiling is stained but I cannot see damage on the roof. Is that normal?
Very. Water travels before it drops, so the stain is often several feet from the entry point and the roof can look fine from the ground. Finding the actual source is most of the work in a leak repair.
How fast can you come out for an active leak?
Active leaks move to the front of the queue. Water in a house compounds quickly, and drywall, insulation and framing all get more expensive the longer it sits.
Will a repair match my existing shingles?
We get as close as the available product allows. On an older roof exact color matching is sometimes not possible because the original product has been discontinued and existing shingles have weathered. We will show you what the match will realistically look like before we do the work.
Do you repair roofs you did not install?
Yes, routinely. You do not need to have bought the roof from us for us to come and fix it.
Is a roof repair covered by insurance?
Sudden damage from a covered event such as wind or hail may be. Wear, age and deferred maintenance generally are not. We document what we find either way and will give you an honest read on whether a claim is worth filing.
What warranty comes with a repair?
Hardesty covers the workmanship on what we repaired for five years. Materials carry whatever the manufacturer provides for that product. A repair warranty covers the repair, not the rest of the roof, and we are clear about that boundary in writing.
Is there a minimum charge for a small repair?
Call and ask before we come out, and we will set expectations plainly rather than sending someone to your roof without doing so. Small repairs still carry the cost of getting a crew and equipment to the property safely, which is why the smallest jobs are not proportionally the cheapest.
