What to read depending on what is happening.
These pages exist because the same questions come up on driveways across Central Virginia every week, and it seemed more useful to answer them properly than to make people call to find out. There is no sales pitch in them and no gate in front of them.
If you have an active leak, start with the pieces on leak causes, which cover where water actually enters and why the stain on your ceiling is rarely underneath the hole. If you are trying to work out whether your roof is finished, read the signs of a roof needing replacement alongside the piece on dark streaks, which explains what is cosmetic and what is not.
If a storm has just been through, the insurance pieces are the place to start, particularly on the difference between sudden damage and wear, because that distinction decides most claims. And if you are simply trying to look after a roof that is doing fine, the seasonal and inspection pieces cover what is worth checking and when.
When to stop reading
Some things do not want research.
Reading is the right move when you are trying to understand a problem or decide whether one exists. It is the wrong move when water is actively coming into the building, because the damage is compounding while you read and the cost of it is not linear.
Roughly, here is how we would sort it.

Active leak, storm damage, a limb down, or anything where water is currently getting in. Do not climb up to look.
- Call soon
A stain that appeared and stopped, missing shingles after wind, or a roof you know is old and have not had looked at.
- Read first
Working out whether your roof is nearing the end, comparing materials, or trying to understand what an estimate is telling you.
- No rush
General maintenance and seasonal checks on a roof that is doing its job.

Is any of this a sales pitch?
No. These pages answer the question and stop. If the honest answer to your situation is that you do not need work doing, that is what the reading should tell you.
My roof is leaking right now. What should I do?
Move what you can out of the way of the water inside, do not climb on the roof, and call us. Active leaks get prioritized because the damage compounds by the hour once water reaches drywall, insulation and framing.
Can you just come and tell me how long my roof has left?
Yes, and it is a normal reason to call. The inspection is free whether or not it results in work, and plenty of people want to know if they are looking at a problem this year or in five, particularly before selling.
Do these articles apply outside Virginia?
Much of it is general, but the climate specifics are written for Central Virginia: humid summers that push attic temperatures hard, freeze thaw cycling in winter, and a spring storm season that brings wind and hail.
Who writes these?
They come out of the questions our estimators get asked repeatedly on site, which is why they read like answers rather than articles. Where something depends on your specific roof or your specific policy, we say so rather than generalising past the point of usefulness.
Something here does not match what another roofer told me. Who is right?
Possibly them. Roofing has genuine judgement calls in it, particularly on repair versus replace, and reasonable contractors disagree. What should worry you is not disagreement but an unwillingness to explain the reasoning, or a recommendation that never varies from replacement.
