Where to start
Four different problems, four different answers.
Most people arrive here knowing something is wrong and not knowing which category it falls into. That is a reasonable place to start, and sorting it out is what the free inspection is for. The wrong answer is expensive in both directions: replacing a roof that had years left, or repeatedly patching one that is finished.
Broadly, a localised problem on a sound roof is a repair. Sudden damage after a storm is its own path because insurance may be involved and the documentation matters. An aging but structurally sound roof may be a candidate for renewal rather than replacement. And a roof that is genuinely done is a replacement, where the real decision is which system goes back on.

A leak, a flashing failure, wind lifted shingles or nail pops on a roof with life left in it.
- Renewal
An aging asphalt roof that is sound underneath. Renewal runs roughly a fifth of what a replacement costs.
- Replacement
Widespread granule loss, curling across whole slopes, or leaks that keep appearing somewhere new.
What it costs
Why we will not quote you over the phone.
We do not publish residential pricing and we do not give numbers over the phone. Every roof is different enough that a phone figure would have to be revised once someone actually looked, and a revised number damages trust more than no number would have. The estimate is free, it is on site, and it comes to you in writing.
The factors below are what we are assessing during that visit, and they are the same ones that would move any contractor’s price. Knowing them makes it far easier to compare two estimates honestly.
- Size and pitch
Roofing is measured in squares, and a steep roof takes longer and needs more fall protection than a walkable one. Both move the number.
- Complexity
Valleys, dormers, chimneys, skylights and pipe penetrations are where roofs leak, so they are where the labor goes. A simple gable and a cut-up roof of the same size are not the same job.
- What is underneath
Decking that has been nailed through two or three times may not hold a fastener. We check the deck during the inspection and tell you before the job starts if sheathing needs replacing.
- Access
Tight lots, limited driveway space, second and third stories, and anything that stops a dump trailer from getting close all add labor.
- Scope
Repair, renewal and replacement are different orders of magnitude. Establishing which one you actually need is the first thing the inspection settles.

Free inspection
We inspect the roof, deck, flashing, ventilation and gutters, photograph what we find, and tell you which of the four categories you are actually in. Free, and with no obligation.
Written estimate
You get a written estimate with the options laid out and no vague line items. We explain the tradeoffs and give you our honest recommendation, including when the cheaper option is the right one.
Scheduled work
We schedule around you and show up when we said we would. Crews protect landscaping and vehicles, and magnet-sweep for nails at the end of every working day, not just the last one.
Final walk and paperwork
We walk the finished job with you, answer anything still open, and hand over the warranty documentation. Manufacturer coverage gets registered at closeout, because it is not real until it is registered.
Warranty
Two promises, and they are not the same promise.
A roof carries two separate warranties and they cover different things. The manufacturer warrants the material against defects. Hardesty warrants the installation. A factory shingle warranty does not cover the crew that put it on, and installation is where most roofs actually fail.
So we keep the two separate and tell you both terms before you sign, rather than folding them into one number that sounds bigger than it is.

Residential roofing questions.
Are estimates really free?
Yes. Every estimate is free, performed on site, and delivered in writing. There is no obligation and no expectation that you sign anything during the visit.
How quickly can you get out to look?
For non urgent work we generally schedule within a few days. Active leaks and storm damage move to the front of the queue, because water in a house gets more expensive by the hour.
Do you work on my kind of house?
Almost certainly. Central Virginia housing stock runs from Fan rowhouses with flat roofs behind parapets to 1980s colonials on their second or third roof to new construction in Moseley and Short Pump. We work across all of it, and the right system genuinely differs between them.
Do you handle insurance claims?
We document damage thoroughly and work alongside your adjuster. We will also tell you honestly when we do not think a claim will succeed, rather than encouraging you to file one that gets denied.
What if I just need someone to tell me how much life is left?
That is a normal reason to call and it is still a free inspection. Plenty of people want to know whether they are looking at a problem this year or in five years, particularly before selling. We will give you a straight answer.
Are you licensed and insured?
Yes. Hardesty is a Class A contractor, which is Virginia’s highest contractor license classification, and we are insured. We are also GAF Master Elite Certified, a status held by a small fraction of roofing contractors nationally.
Do you offer financing?
Yes, in house. Ask during the estimate and we will explain the options.
How long have you been doing this?
Since 1990, under the same name, from the same part of Central Virginia. That matters more than it sounds: a warranty is only worth anything if the company is still answering the phone when you need to use it.
